Job Description
Coordinate specialty leasing agreements with the General Manager and licensees.Develop and implement action plans to maximize sales and enhance the shopping center’s value.Supervise, train, motivate, and support leasing consultants.Manage and direct daily activities of the leasing operations department.Responsible for leasing functions, including reviewing and negotiating lease transactions.Assist in planning and implementing lease up events and property events.Assist with move-out and move-in events, as well as collecting deposits and fees.Maintain high occupancy by advertising and promoting properties through various media.Assist tenants with lease paperwork, deposits, and rent payments.Meet and negotiate with potential retailers or tenants.Acquire new tenants and maintain relationships with current and potential tenants.Arrange specialty leasing and temporary leases in common areas.Maintain a prospect database and update the mall’s client list.Prepare and maintain necessary lease documents and contracts.Address tenant issues and provide solutions.Conduct comparative surveys to ensure competitive market pricing.Assist in preparing and adhering to the leasing budget.Develop strategies and procedures to increase tenant occupancy.Review and advise on product/service mix concepts and construction requirements.Integrate sales and marketing functions to improve tenant performance.Ensure tenant satisfaction and adherence to regulations and policies.Conduct targeted market research to attract top brands.Manage all leasing activities, including attracting and negotiating with tenants.Continuously monitor tenant mix for profitability.Provide optimal service to tenants and clients.Develop a target list of prospective customers and generate interest in the mall.Collaborate with the marketing department for exposure of specialty leasing.Engage in community activities representing the property.Monitor and adjust specialty leasing budgets and forecasts.Collect and report monthly sales, ensuring accurate billing.Ensure rent collection and take action against delinquent renters.
The Successful Applicant
Bachelor’s degree in business management, real estate, or a related field. A master’s degree is a plus.Minimum 7 years of experience in Mall leasing managementHave an understanding of the current market and submarket conditionsAble to run reports set by managementLeadership abilityAbility to plan and negotiate and the knowledge of the marketAbility to work under pressureAble to overcome problems and provide solutions (case by case)Good interpersonal skillsStrong customer service and client management.
